PEACEFUL RURAL LIVING
Sitting majestically atop a rise on 29+ bucolic acres in Preble County, this splendid home is a peaceful retreat, rural paradise, working farm, and wooded oasis that’s just 10 miles north of Miami University, and less than an hour west of Dayton.
The traditional red-brick masterpiece is the culmination of the homeowner’s assiduous attention-to-detail and thoughtful planning—resulting in a magnificent home that exceeds construction industry standards, and delivers grace, comforts, and amenities for exceptional living.
The property includes 15 acres of natural woods, 12 tillable acres that are currently generating rental income, a picturesque stream, a long, private drive, lush lawns, and space for additional buildings.
The home’s grand double-door entry opens to a welcoming foyer with elegant moldings and a high ceiling. Large, sunlit rooms feature traditional divided-light windows, recessed lighting, and wide double-door entries. The inspired floor plan is designed for the way you live, work and entertain at home, and includes front and back staircases, a first-floor laundry room, and a second-floor balcony overlooking the front lawn and natural woods. Floor-to-ceiling red brick, raised hearth fireplaces grace the family room and primary suite.
ABOUT PREBLE COUNTY
Pastoral Preble County traces its beginnings to 1796, when it was settled by the descendant of a Hungarian nobleman. John Leslie migrated across the Pacific to Ohio, where he made a home for his wife and ten children. In all, the Leslie family owned approximately 1,250 acres in current Butler and Preble Counties, for which Leslie paid the then-princely sum of $500. Preble County was named for Commodore Edward Preble, who served as the Commander of the American Naval Fleet in the Mediterranean during the Tripolitan War, as well as in the Revolutionary War, and the War of 1812.
The city of Eaton serves as the county seat. Charming villages dot the county, including Camden, College Corner, Eldorado, Gratis, Lewisburg, New Paris, Verona, West Alexandria, West Elkton, and West Manchester. In addition, Preble County is home to a dozen townships. Communities throughout the county are connected by a network of roadways including I-70, US 127, US 35, US 40, and state routes.
There are five school districts in Preble County, and a number of nearby colleges and universities, including Miami University, Wright State University, Earlham College, University of Dayton, and Sinclair Community College.
Nearly three-quarters of Preble County is farmland. Most of the county's communities remain small, and the atmosphere is pleasantly rural. Annual festivals and events draw visitors, including the much-loved Black Walnut Festival in Camden, Preble County Pork Festival, Preble County Fair, Derby Days in Lewisburg, Oktoberfest in West Alexandria, Apple Fest in New Paris, and White Christmas in Eaton.
One of Ohio's finest state parks is located here. Hueston Woods State Park offers rustic camping, hiking trails, and a modern resort with an 18-hole championship golf course, the renowned Hueston Woods Lodge & Conference Center.
Preble County is a highly attractive option for those who love a quiet, rural lifestyle that’s within an easy drive of urban amenities in Dayton, Cincinnati, and Richmond, Indiana.
